Private Investors can now invest in an office building in Pullach, near Munich, via the two platforms Accontis (accontis.de) and Exporo (exporo.de). The structuring and issuance of the bond are the outcome of a joint venture between the CORESTATE subsidiary Hannover Leasing and Exporo, Germany’s leading provider of digital real estate investments.

Pullach/Hamburg, 15 April 2019 – Hannover Leasing, a CORESTATE Capital Group company, and Exporo Investment GmbH, a 100% subsidiary of Exporo AG, are issuing their first shared real estate bond. Private Investors can now invest in an office building in Pullach, near Munich, via the two platforms Accontis (accontis.de) and Exporo (exporo.de). The structuring and issuance of the bond are the outcome of a joint venture between the CORESTATE subsidiary Hannover Leasing and Exporo, Germany’s leading provider of digital real estate investments.

“The cooperation with Exporo is another step in the expansion of CORESTATE’s digitalization strategy, which gives our customers even better access to our products,” says Lars Schnidrig, CEO of CORESTATE Capital Group.

“Private customers remain highly interested in investment products in the real estate sector with regular returns and stable performance – we have structured the bond, which is tradable at any time, accordingly. The bond can be subscribed to via the digital platform accontis.de. In this way, we intend to give our investors the easiest possible access to real estate investments,” says Markus Müller, Managing Director of Hannover Leasing. “Our traditional sales channels and cooperation partners are still very important, of course. We continue to serve our customers – especially in the upmarket private customer business that requires intensive consulting – with our products at the highest level here,” adds Müller.

“The office building in Pullach, near Munich, is the first property that Exporo has selected and structured together with Hannover Leasing. Through this cooperation, we are exploiting synergies by combining Hannover Leasing’s decades of experience in real estate management with Exporo’s digital expertise. We are thus able to make the product accessible to a larger Group of private customers,” explains Simon Brunke, CEO of Exporo AG. The total volume of the bond is Euro 5.25 million. The minimum investment is only Euro 1,000. The term of the bond is ten years with quarterly payment of the net rental income. Over the entire term, the annual payout return is expected to amount to 5.1% on average, and the total return to around 5.7%.

The property is located in Pullach, near Munich. The L-shaped office building, built in 2010, has a total lettable area of around 2,300 m² spread over three full storeys. The property has an underground car park with 38 parking spaces and 25 outdoor parking spaces. Renowned companies have rented space in the property, in which Hannover Leasing has also concluded a lease with a term of ten years (until 2029, with option for renewal) as the general tenant, which means the rent is secure for the long term.

Pullach is directly adjacent to Munich, the state capital, and is part of the Munich Metropolitan Region. The municipality is a sought-after residential and commercial location. The “Pullach” S-Bahn station, linked to the Munich S-Bahn network, is just under 10 minutes away on foot. The journey time to the centre of Munich is approximately 20 minutes.
